It’s always a great feeling when a past client calls you about selling their home. I sold Terry and Cindy’s Whitby home in the demand “Williamsburg” neighbourhood, in a slow market for 97% of the asking price in just 9 days! They had already purchased a new construction home in Oshawa and it was closing in just over a month, so in addition to price, time was of the essence.
Fast forward 8 years - Terry and Cindy call me. The new construction Oshawa house they moved to after I sold their Whitby house is now too big for them. At different times over the past 8 years, they needed the space because they had both Terry and Cindy’s dads living with them.
Unfortunately, Terry’s dad had recently passed, and Cindy’s dad had moved back to the
coast. At over 3100 sq. ft., their goal was to downsize into something smaller. If they
could downsize the size of their mortgage at the same time, all the better.
I assigned Mike Koson from our team to help them find something. They didn’t want the stress of buying before selling like they had done 8 years earlier, so I had everything ready to go on the listing end once they bought something (virtual tour, pictures, feature sheets, lockbox, etc.).
Mike showed them homes in Whitby, Oshawa, Courtice, Bowmanville, Newcastle, Port Hope, Cobourg and even northeast in Peterborough. There were a few homes they had interest in, but no one wanted to accept an offer conditional on the sale of Terry and Cindy’s home and consequently, those homes sold. We didn’t think their bank was giving them the right advice so eventually, we convinced them to let our mortgage specialist, Robert, talk to them and arrange mortgage pre-approval. Once Robert gave us the go-ahead that they were pre-approved, we were able to put in an offer on a nice home in Cobourg. After they firmed up, I proceeded to list their Oshawa home and we sold it in just two weeks for 98% of the asking price.
Once again, we used The Brian Kondo Home Buying and Selling System to help Terry and Cindy achieve their goal of moving in a slow market. The bonus was that they ended up with a nice home in a nice, developing area. If you’ve never been to Cobourg, it’s a quaint, smaller town with a gorgeous beach and boardwalk, similar to the one in The Beach in Toronto.
